Property in Paraguay – an attractive market for foreigners
Paraguay is one of the few Latin American countries where foreigners may buy property and land without restrictions – with the same rights as Paraguayan citizens. No quota system, no restrictions on agricultural land (with few exceptions in border areas), no state pre-emption rights.
Prices and market
The property market in Paraguay is still very affordable by Latin American standards:
- Asunción, good area: 800–1,500 USD/m² for apartments
- Asunción, basic area: 400–700 USD/m²
- Encarnación: 500–900 USD/m²
- Rural land: From 2 USD/m² depending on location and use
Compared to German, Austrian or Swiss prices these levels are much lower – with corresponding potential for appreciation.
The purchase process
- Selecting a property: With or without an agent; local platforms and ParaguayJoker networks.
- Due diligence: Check of the land register (Catastro), encumbrances, buildability.
- Purchase contract: Notarial certification by a Paraguayan notary.
- Registration: In the land register (Registro de la Propiedad).
